How long
do I have to rent a space? Customers sign a month-to-month
agreement. This provides you with maximum flexibility. We do offer
longer term contracts and discounts.
Do I need
to insure my belongings? That is up to you. We do not directly
sell insurance, but we can provide you with information from companies
that we would recommend that specialize in Storage Insurance.
Who supplies
my lock? You do. We do have locks available for sale on site
if you need one. WE recommend a disc lock to ensure the highest
level of security.
What is
the difference between access, gate, and office hours? The
office hours are the hours of operation for the property. During
these hours the Store Manager will be available to assist you
with your storage needs or moving and packing supplies. The gate
hours are the hours of the property, and when your unit can be
accessed. If you require access outside of our standard gate hours
ask your Store Manager for information about 24-hour access.
Are my
stored belongings safe? Our Storage Center is out-fitted with
state-of-the-art security and safety features. All of your belongings
are stored in your own private storage room. You keep the key.
No one else can gain access except you and those who you authorize.
What is
the difference between an indoor and outdoor unit? An outdoor
unit has access from outside. An indoor unit is within the property
and will require you to go inside to access your unit.
Can I pay
my bills online? Yes, paying your bill online is available
through the account login.
How far
in advance can I reserve a storage unit? We give you the flexibility
to book a reservation up to 30 days in advance to help you plan

Tips to Make
Your Move Easier:
If
you are relocating and using a moving company, be sure to show
them everything to be moved.? Get a written estimate before the
move and make sure your movers are properly licensed.
If you are
moving on your own and using a rental truck, be sure to get a
reservation prior to the move.? Make sure you have the appropriate
moving equipment such as a hand truck, rolling flatbed cart, etc.?
You will also need protection gear such as gloves and back supports.
Use new, uniformly

Self
storage facilities are businesses
composed of real estate or personal property cargo transit containers
divided into self storage spaces that are rented to tenants,
usually on a monthly basis
The term
"self storage" is short for "self-service storage", and is also
known as "mini storage" or "mini warehouse" (archaic). Self
storage facilities lease space to individuals, usually storing
household goods, or to small businesses, usually storing excess
inventory or archived records. The rented spaces, known as "units",
are secured by the tenant's own lock and key. Facility operators
do not have casual access to the contents of the space unlike
a professional warehouseman. A self storage operator never takes
possession, care, custody or control of the contents of the
storage rental space unless a lien is imposed as provided in
self storage laws for non-payment of rent. Self storage facility
operators usually provide computer-controlled access to rental
space areas and many use security cameras.
Self
storage today
As of year-end
2007, a total of some 52,000 self storage facilities have been
developed in the United States on industrial and commercial
land parcels, usually on three- to 7-acre (28,000 m2) properties.
There is more than 2.2 billion square feet of self storage in
the U.S., or a land area equivalent to three times Manhattan
Island under roof.
The U.S.
self storage industry generates more than $20 billion in revenues
each year.
More recently,
in many metropolitan cities where competition among storage
companies is fierce, better parcels of land near residential
and commercial areas are being converted into self-storage.
Moving trucks and vans may also be available for rent when the
facility includes a truck rental franchise. A few storage facilities
allow the use of a truck for free or even send a truck to your
nearby home or business as a move-in promotion.
Inside a
self-storage facility
Self storage
businesses lease a variety of unit sizes to residential and
business customer/tenants. Popular unit sizes include 10x5 (10
feet wide by 5 feet (1.5 m) deep) which is about the size of
a large walk-in closet, 10x10 (the size of a child's bedroom),
10x20 (one-car garage), 15x20 and 20x20 (two-car garage). The
storage units are typically windowless, walled with corrugated
metal, and lockable by the renter. Chain-link fencing or wire
mesh may function as a more secure ceiling than a suspended
ceiling. Each unit is usually accessed by opening a roll-up
metal door, which is usually about the same size as a one-car
garage door. A controlled access facility may employ security
guards, surveillance cameras, individual unit door alarms and
some means of electronic gate access such as a keypad or prox
card. A few facilities even use biometric thumbprint or hand
scanners to ensure that access is granted only to those that
rent.

In rural
and suburban areas most facilities contain multiple single-story
buildings with mostly drive-up units having natural ventilation,
but which are not climate-controlled. These buildings are referred
to as "traditional". Climate-controlled interior units are becoming
more popular in suburban areas. In urban areas many facilities
have multi-story buildings using elevators or freight lifts
to move the goods to the upper floors. These facilities are
often climate-controlled since they have mostly, if not all,
interior units. Warehouses or grocery stores are sometimes converted
into self storage facilities. Loading docks are sometimes provided
on the ground floor. Also, complimentary rolling carts or moving
dollies are sometimes provided to help the customers carry items
to their units. Urban self storage facilities might contain
only a few floors in a much larger building; there are successful
self storage businesses cohabitating with light manufacturing,
office tenants and even a public school.
One in ten
U.S. households now rent a self storage unit. The growing demand
for self storage in the U.S. is created by people moving (some
40 million Americans move each year), and by various lifestyle
transitions, such as marriage, divorce, retirement, a death
in the family, etc.
Customers
are generally allowed to store any non-hazardous, non-toxic,
non-perishable material in the facility: personal items, furniture,
motorcycles, overstocked retail wares, etc. Customers are prohibited
from sleeping or otherwise living in the room. If the customer
fails to pay the rent, a lien is placed on the customer's goods
and they are sold at auction. The storage facility lien rights
are codified in most states. The customer is still responsible
for any rent and fees due if the auction does not clear their
balance. (i.e. California Self-Service Storage Facility Act,
Business & Professions code Sec 21700 et seq.)

and state trade associations were formed in the mid 1970s.
Self
storage worldwide
There are
approximately 58,000 self storage facilities worldwide, of which
52,000 are located in the United States.
According
to a report (1st June 2006) by Mintel Consulting and in collaboration
with the Self Storage Association of the United Kingdom space
available for rental in the USA is approximately 1.6 billion
rentable square feet, against 22 million rentable square feet
in Australia and around 20 million in the United Kingdom. The
report also states that there are around 41,000 facilities in
the USA, 1,000 in Australia and around 600 in the United Kingdom.
In recent years, the self storage market has grown considerably
with the UK now the largest and most established in Europe.
Market penetration, however, is still somewhat lower than in
the US and Australia, and the UK Self Storage Association anticipates
the market to grow with a compound annual growth rate of 10%-15%
going forward. With social factors (for instance, high divorce
rates), and other pressures such as increased workforce mobility
and the growth of the home improvement market playing a part,
it is easy to see why many more customers might be calling upon
the services of storage facilities in the near future. Storage
facilities offer a flexible, secure and cost effective solution
when the homeowner wishes to create a little extra space in
the home. Or perhaps when furniture needs to be stored between
house moves or during decorating. Another frequent customer
is the student looking to store belongings in between terms.
The bigger more reputable storage companies will also tend to
offer a whole range of useful items such as packaging, removal
boxes and bubble wrap or van hire, to provide an all-round solution
to all household, business and student storage needs.
Climate-controlled
storage and cold storage
Some facilities
are climate controlled to prevent mold or mildew and other moisture
problems. Humidity control is more important for storage than
temperature control. A common setting for the facility humidistat
is a maximum relative humidity of 50%, while a common temperature
range for the thermostat is 50 °F (10 °C) to 80 °F (27 °C).
A few facilities have even added areas for self storage of goods
with special needs, such as wine.
A cold storage
facility provides rooms with very low temperature suitable for
the storage of perishable items like meat and vegetables. Many
of these are left over from the days when most freight was shipped
via railroad; with the advent of refrigerated trucking, door-to-door
cold transportation became common.
Storage
auctions
In the United
States, self storage facilities may hold storage auctions or
lien sales to vacate non-paying tenants according to their enforcement
rights that are outlined within the lien law of each state.
These lien auctions are open to the general public, with most
bidders buying for the purpose of reselling for profit.
As part
of another business
Less formal
public storage might be a found in locker rooms, cloak rooms,
left luggage areas, bicycle lockers, train stations, amusement
parks (especially water parks), and airports. It is of note
though that since the September 11, 2001 attacks, storage in
these small kiosks is no longer allowed at American airports,
per federal law. There may be an attendant or an automated vending
machine to collect the fee and control access, or it may simply
require dropping a few coins into a slot to allow a key to be
removed locking a compartment. At a swimming pool or sauna the
key will be attached to a wrist or ankle strap. These types
of storage are typically not related to a distinct self-storage
business, being rather ancillary services provided as part of
another business.

Murrieta
is a city in southwestern Riverside County, California,
United States. The population was 44,282 at the
2000 census. Population was estimated to be 100,173
in 2008, making it one of the fastest growing cities
in the state. Largely residential in character,
Murrieta is considered a bedroom community, with
large numbers of its residents commuting to jobs
in San Diego and Orange counties, and the more industrialized
neighboring city of Temecula to the south. Murrieta
is bordered by Temecula to the South and the newly
incorporated cities of Menifee and Wildomar to the
North. Murrieta should not be confused with Rancho
Murieta, which is an unincorporated community in
northern California, near Sacramento.

History
The old mill in historic downtown Murrieta. For
most of its history, Murrieta was not heavily populated.
Its gently rolling hills dotted with native trees
such as the now-threatened Engelmann Oak encouraged
a Spaniard named Esequial Murrieta to purchase 52,000
acres in the area, intending to bring his sheep
raising business to California. Instead, he returned
to Spain and turned the land over to his younger
brother, Juan Murrieta (1844-1936), who brought
100,000 sheep to the valley in 1873. Others discovered
the beauty of the valley after the construction
of a depot in 1882 that connected Murrieta to the
Southern California Railroad's transcontinental
route. By 1890 some 800 people lived in Murrieta.
It is said that Don Juan used the natural hot springs
to bathe his sheep; eventually the hot springs became
a focal point for the town. Murrieta residents capitalized
on the springs by developing them into the Murrieta
Hot Springs Resort, which attracted visitors from
all over the country. Today much of the site (about
50 acres) is home to a Bible college and conference
center, owned by Calvary Chapel Costa Mesa, which
has invested millions of dollars into restoring
and rebuilding the old resort rooms. When the trains
stopped in 1935, tourists - the lifeblood of the
town - were much harder to come by. The boom that
Murrieta had experienced due to the train and the
hot springs gradually died, leaving Murrieta as
a small country town. Although US 395 did pass through
Murrieta, it wasn't until Interstate 15 was built
in the early 1980s that another boom began to take
hold. By the late 1980s, suburban neighborhoods
were being constructed and people migrated to the
Murrieta area from San Diego, Riverside, and Orange
Counties and the population grew rapidly. In 1990,
residents began a campaign for cityhood that resulted
in the establishing of the City of Murrieta on July
1, 1991. By then the population had ballooned from
2,200 in 1980 to 24,000. Between 1991 and 2007,
the city's population skyrocketed to an estimated
97,257.
Education
The City of Murrieta is served by the Murrieta Valley
Unified School District (MVUSD). The district contains
eleven elementary (K-5) schools, three middle (6-8)
schools, two comprehensive high (9-12) schools,
Vista Murrieta High School and Murrieta Valley High
School, one continuation school (Creekside High
School), and one independent study school. Because
of the explosive growth in the area, one elementary
school, another middle school, and another high
school are in the making. The name of the new high
school was announced to be Murrieta Mesa High School,
and is planned to have its first year of class in
the 2009-2010 school year. The Murrieta Valley School
District boasts some of the top schools in the county
of Riverside. Also located in Murrieta is the Calvery
Chapel Bible College.

residents
* Professional cyclist Floyd Landis, disqualified
winner of the 2006 Tour de France, makes his home
in Murrieta with his family when he is not racing
or training in Europe.
* Professional tennis player and Olympic gold medalist,
Lindsay Davenport graduated from Murrieta Valley
High School in 1994.
* Professional golfer Tom Pernice, Jr., a two-time
winner on the PGA Tour, makes his home in Murrieta.
* Track athlete Tyree Washington, world record holder
in the 4x400m relay and 5-event IAAF World Championship
gold medalist ('97 & '03 world, '06 - world indoor),
resides in Murrieta.
* Professional Major League Gaming player Ben Jackson
is originally from Murrieta.
* Barry Bonds of the San Francisco Giants used to
be a resident of Bear Creek.
* NFL Player Jorge Cordova graduated from Murrieta
Valley High School in 1999.
* Minor league baseball player Brian Venezuela graduated
Vista Murrieta High School in 2008.
* Nate Adams freestyle motorcross rider, used to
be a residence of Murrieta, and is now a resident
of Temecula
* Julio Rose , award winning movie producer/writer
for MTV Networks is a current resident.
Murrieta
ranked as the 44th safest city in the nation and
remains the safest city in Riverside County
according to CQ Press 2007 City Crime Rankings.
Murrieta remains the safest city in Riverside County
and one of the safest in the state and nation for
populations between 50,000 and 100,000 according
to the most recent crime statistics published by
the F.B.I. for 2005. The city was also cited as
the 39th safest city in the nation by the Morgan-Quinto
Press in 2006. The Murrieta Police Department holds
the unique distinction as the only municipal police
department in Southwest Riverside County.

It was magnificent land
blessed with verdant open
spaces dotted with towering
oak trees, sycamores, a
valley of rich grasses and
natural hot springs. It
reminded Esequial Murrieta
of his native Spain, so
he bought 52,000 acres,
fully intending to move
his sheep ranching operation
here from central California.
But
he never did, going back
to the Santurtzi area of
Spain to marry and turning
his holdings over to younger
brother Juan, who brought
a flock of some 100,000
sheep to the valley. The
year was 1873.
And
that was the start of something
that would grow to be very
big.
In
1882, the Southern California
Railroad laid tracks linking
the valley to its southern
transcontinental route.
By 1890, Murrieta had experienced
its first boom, the population
reaching 800, big for those
days.
The
natural springs that proved
a cleansing dip for Juan’s
flock later were instrumental
in bringing international
renown to the community
as the Murrieta Hot Springs
Resort flourished during
the first half of the 1900s.
In
1935, the trains stopped
running and the boom Murrieta
had been enjoying went bust.
The calm lasted for 50 years
until a new community sprouted
almost overnight and began
a period of phenomenal growth.
Extending Interstate 15
through the valley was the
impetus for building what
was at that time extremely
affordable housing.

When
Murrieta officially became
a city on July 1, 1991,
it was already home to more
than 24,000 residents. Compare
that to the 2,200 estimated
to have been living here
in 1980.
By
2005, more than 85,000 people
had moved to the community,
making it one of the five
largest in Riverside County.
The
natural scenic beauty of
the area and what is still
by California standards
reasonably priced housing
continues to attract significant
numbers of residents and
businesses who are finding
Murrieta a great place to
grow.
Those
living in the community
find distinguished schools,
abundant recreation, excellent
medical facilities expanding
employment opportunities
and one of the lowest crime
rates in Southern California.
And
entrepreneurs find a market
growing larger by the day,
above average household
incomes, a skilled labor
force and a business-friendly
city hall.

Woodbridge,
Va., a 40,000-person, Washington D.C., suburb
called the outer beltway by locals and real
estate brokers, is a perfect model of that
regions housing boom and bust.
The
city’s population grew by 27% from 2000
to 2007, as residents flocked to the affordable
housing, quiet tree lined neighborhoods and
local parks available there.
Home
sales then spiked, and transactions doubled
between 2003 and 2005 -- to 2,000 a year,
according to Trulia.com.
But
what was done quickly just as rapidly came
undone. Prices are now down 40%, and transactions
have halved from peak levels. It seemed Woodbridge
was destined to host vacant, foreclosed properties.
Only
that hasn’t happened. The local housing
market is bouncing back as buyers search for
deals. In fact, its transaction rate has returned
to 2005 levels. The swell of adjustable-rate-mortgages
and subprime, adjustable-rate loans in Virginia
defaulted at 23%, one of the higher rates
in the country, according to the Mortgage
Bankers Association. That landed towns like
Woodbridge in trouble, but it’s now
showing positive signs of correction, even
if the average price of foreclosed homes --
currently $213,416, down from a high of $333,900
a year ago -- are still depressed.
“Looking
at the prices, I cant believe how cheap they
are in the places people are starting to buy
them up,’ says Cullen Watson. a Washington
D.C., real estate attorney. “That’s
good for them, at least they're hitting bottom.’

Woodbridge
joins Murrieta, Calif., Queen Creek, Ariz.,
and Port St. Lucie, Fla., on a list of towns
that have been ravaged by sub- prime mortgages
and foreclosures but where buyers are returning
the market. Using data from RealtyTrac, an
Irvine, Calif. -based foreclosure listing
firm, we examined every U.S. town with a population
under 100,000 to identify places where purchases
of foreclosed properties have surged most
in the last year to get a sense of the towns
in which buyers are investing.
Best
Bets
Though
these places are foreclosure-rich, buyers
view them as good long-term bets. In the D.C.
metro area, its because of the area’s
enviable unemployment rate, the lowest in
the country, according to the Bureau of Labor
Statistics. In markets that overheated, such
as those in California, its because house
prices have finally dropped into line with
incomes for the first time since the late
‘90s.
And
while foreclosure sales may look like a silver
lining instead of something encouraging, consider
that there are plenty of foreclosure areas
where buyers have not come back into the market.
Take Kissimmee, Fla. Hit hard by foreclosures,
the towns prices are down 25% this year, according
to Trulia. It ranks 465th nationally in the
number of foreclosure sales, a sign that prices
still have a long way to go before buyers
view it as a good buy.
Subprime
loans caused a lot of these foreclosures,
socking housing markets across the country.
According to the Mortgage Bankers Association,
a trade group in Washington, D.C., 19.5% of
subprime loans have fallen into foreclosure,
with that figure as high as 30% in Florida
and 25% in California. In many of the exurbs
most affected, buyers have not returned.
